Want to know where your dues do (and don’t) go?
Here some information on who pays for what!
Some of the things your dues cover:
- Maintenance and repair of the common areas
- Utilities – common area electric, gas, water, telephone etc.
- Umbrella insurance policies – for specific information on the difference between the building’s policies and your own, please refer to the FAQ page
- Salaries – Mirna and Angela don’t work for free!
- Management fees – we currently work with NPMG to coordinate day-to-day management responsibilities
- Common area plumbing repairs – for specifics on what qualifies as common area vs. exclusive use, please refer to the FAQ page
Some of the things your dues don’t cover:
- Insurance for your individual Unit
- Earthquake Insurance for your individual Unit
- Repairs to exclusive use plumbing
- Repairs to the contents of your unit (this includes cabinetry, appliances and fixtures)
Information for Landlords
Thinking about renting out your unit?
Here’s some information you need to know before you take the leap and become a landlord.
Parkridge is subject to rent control
Yes, it’s true, even though Parkridge is a condominium complex, all multi-unit dwellings built prior to 1978 are covered by the Los Angeles Rent Stabilization Ordinance. What does this mean? First and foremost, it limits the amount you can increase a tenant’s rent each year. Secondly, it limits the reasons you can evict your tenant. Lastly and most importantly if you ask a tenant to leave because you want to sell your unit or remove it from the rental market, you will likely have to pay them a relocation fee.

There is a limit on the number of units that can be rented
The CCRs cap the number of units that can be rented at 40%; this means that no more than 43 of our 108 units can be rented out at any given time. A higher percentage would make it harder for a resident to sell their unit, because it would be a red flag to mortgage companies and buyers would not be able to get financing.
Before renting your unit, be sure to check with management or the board to ensure we have not reached the maximum allowable number of rented units.
Landlords are responsible for tenant behavior and/or CCR violations
If a tenant violates the CCRS or causes damage to any of the common areas the owner is responsible. Therefore it is recommended a copy of the CCRs is provided to all tenants.
City Services
The city of Los Angeles has a number of services that can make your life easier. Here are a few of them:
MyLA311 app
This app is available for iOS and Android. You can use it to access a multitude of city services
Bulky Item Pickup
If you have something that isn’t recyclable and shouldn’t go in the dumpsters, you can call 311 (or use the MyLA311 app!) to have the item picked up. You will be told what day to have it outside and where to leave it for pickup
Energy Efficiency
The LADWP has a number of programs and rebates to assist you in making your unit more energy efficient.
- You can get your HVAC tuned up and receive a FREE smart thermostat through their AC Optimization program. An application can be found here
- If you buy a new refrigerator, recycling your old one could get you a $50 rebate. Find out more here
- The DWP has a number of other rebates available when you buy specific energy-efficient appliances (refrigerators, washers dryers, HVAC and more). Learn more here
